The property is <br />currently zoned residential. <br />Following is a list of comments resulting from our review of <br />14indemere Woods preliminary plat. <br /> <br />1) The Prop°sed plat consists of 53.residential lots. · <br /> <br />2) A minimum lot width of 80 feet is required by ordinance. Lot <br /> and 8, Block 3 do not meet this requirement. In addition, a <br /> minimum lot area of 10,800 square feet is required. Lot 9 and <br /> 18, Block 2 do not meet the minimum area requirement. <br /> <br /> 3) The proposed plat covers two general development lakes, which <br /> are Ramsey Terrace Pond and Magnesium Street Pond. The lots <br /> adjacent to these lakes must have 15,000 square feet above the <br /> ordinary high water mark and a structure setback from the <br /> ordinary high water mark of 50 feet. It appears several of the <br /> lots in Lot 2 will not meet these requirements. <br /> <br /> 4) A block is an area of land within a subdivision bounded by <br /> streets, parks and/or boundaries of the subdivision. Two <br /> blocks in the north section of the plat have been numbered the <br /> same, one block should be renumbered Block 5. <br /> 5) city code 170.038C required a minimum right-of-way of 66 feet <br /> for streets.
