Gerald zimmerman
Page 2
September 8, 1988

6) Temporary turn-arounds would be required on 142nd Ave. N.W. and
Neon Street N.W. A variance would be needed for the temporary
cul-de-sac on 142nd Ave. N.W. as it would exceed the maximum
length of 600 feet.

7) The following information as required by city Code was not
provided:

a) address of the owner
b) total acreage
c) location and names of existing or platted streets to a
distance of 100 feet beyond the proposed subdivision
including type of surfacing
d) boundary lines of land within 100 feet of the plat and the
name of the owners
e) profiles of existing and proposed centerline grades of
streets, drainage ditches, and culverts.
f) square footage of lots and lot dimensions scaled to the
nearest tenth of a foot
g) utility easements
h) statement of proposed use of lots
i) soils data including classification and water table
elevations.

8) The developer of windemere Woods along with two other
developers of proposed plats have indicated they will propose a
park development to the Park Commission for approval by the
city. In addition, they are tentatively planning an eight foot
primary circulation walkway around 142nd Ave.

9) In review of the drainage, the high water level of the~--~
Magnesium Street Pond was 856.65 during the fall of 1985.
Therefore, the lowest floor level in the plat would have to be
859 65 ~_.hou~ an overflow. We would recommend that an outlet
to Magnesium Street Pond be installed to alleviate future
flooding. It also appears that the grading plan retards the
drainage flow from Block 3 across 142nd Ave. N.W. and should
re-evaluated. The drainage easements need to be shown.
We would recommend approval of the preliminary plat contingent on
receiving, revising and/or obtaining variances on the items not in
compliance with the City Code as well as acceptance of the propose~
park development by the Park Commission.
