Gredvig <br />Box 587 <br />Fertile, MN 56540 <br /> <br />Re: Outlot B, Rodeo Hills <br /> City of Ramsey <br /> <br />Dear Mr. Gredvig: <br /> <br />In response to your letter regarding Outlot B, Rodeo Hills, I have <br />reviewed our files and found that the outlots in Rodeo Hills were <br />determined as unbuildable due to unsuitable soils for on-site <br />wastewater disposal systems. Also city ordinances do not allow <br />building on outlots. <br /> <br />In order to make the outlot a bui!dab!e lot, you would have to <br />rep!at the outlet as a lot. This could be accomplished under <br />Article 170.0315 of the city Code Final Plat Resubdivison. <br />However, two variances would have to be granted. One would be for <br />creating a substandard lot less than two and one half acres in size <br />and the other for adequate contiguous Class I land available for <br />on-site wastewater disposal systems. <br /> <br />I have enclosed copies of Final Plat Resubdivison Ordinance and <br />Ordinance No. 79-3 relating to soils. <br /> <br />If you have any further questions, please let me know. <br /> <br />Sincerely, <br /> <br />HAKANSON ~DERSON ASSOCIATES, INC. <br /> <br />Peter R.
