In previous discussions, the planning and zoning commission has <br /> indicated they would allow 60' streets only for cul-de-sacs and <br /> minor loops. All street R.O.W.'s are shown as 60'. Therefore, <br /> the streets will have to be revised to 66' except for cul-de- <br /> sacs and minor loops which will require variances. <br /> <br />7. A cross section of the streets as well as a profile of the <br /> proposed streets must be submitted. <br /> <br /> 8. A number of lots (nearly a dozen) do not meet the uniform <br /> minimum lot width of 80 feet as specified by city Code 170.016B. <br /> These lots would need to be revised or a variance would have to <br /> be granted. <br /> <br /> 9. Lots 1, 2, 3 of Block 2 do not meet the minimum 15,000 SF lot <br /> requirement for riparian frontage to the ordinary high water <br /> mark. <br /> <br />10. <br /> <br />Lots 2 & 3, Block 2, provide marginal room for structure setback <br />from the OHW mark (50' required). As illustrated, the building <br />pads are approximately 40' from the OHW mark. <br /> <br />11. <br /> <br />We note that this plat currently lies outside of the 1990 MUSA <br />line and thus has not yet been approved for extension of sewer <br />and water.
