Mr. Gerald Zimmerman
October 27, 1988
Page Two

6. In previous discussions, the planning and zoning commission has
indicated they would allow 60' streets only for cul-de-sacs and
minor loops. All street R.O.W.'s are shown as 60'. Therefore,
the streets will have to be revised to 66' except for cul-de-
sacs and minor loops which will require variances.

7. A cross section of the streets as well as a profile of the
proposed streets must be submitted.

8. A number of lots (nearly a dozen) do not meet the uniform
minimum lot width of 80 feet as specified by city Code 170.016B.
These lots would need to be revised or a variance would have to
be granted.

9. Lots 1, 2, 3 of Block 2 do not meet the minimum 15,000 SF lot
requirement for riparian frontage to the ordinary high water
mark.

10.

Lots 2 & 3, Block 2, provide marginal room for structure setback
from the OHW mark (50' required). As illustrated, the building
pads are approximately 40' from the OHW mark.

11.

We note that this plat currently lies outside of the 1990 MUSA
line and thus has not yet been approved for extension of sewer
and water. We are in the process of amending the comprehensive
plan which would bring this parcel into the }4USA.

Since the Parks Commission rejected the proposed park site, this
plat ;may change significantly, we therefore would not recommend
approval at this time.

Sincerely,

EAiZJ~NSON ANDERSON ASSOCIATES, INC.

Peter R. Raatikka, P.E.

/ckl

cc:

Sylvia Frolik, Planning Asst.
Dave Hartley, City Admin.
Wally Anderson
