Case #3 <br /> <br /> REVIEW SKETCH PLAN FOR OAK RUN ADDITION <br />By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />On November 29, 1988, the City of Ramsey received a sketch plan from Gerald Bauer for the <br />Oak Run Addition. The proposed addition is located in the Northwest 1/4 of the Northeast 1/4 of <br />Section 20, which is East of Nowthen Blvd. and North of and including Coquina Street Northwest. <br />The sketch plan includes eight (8) lots, 6 of which are 2.5 acres in size and 2 which are 2.1 <br />acres in size. Staff has contacted Jeff Caine of Caine Survey, surveyors for this addition, and <br />have indicated that the 2.1 acre lots are inadequate in area and that there is a need to realign a <br />number of the property lines as to maintain the minimum lot area of-2.5 acres per lot. The land <br />according to the surveyor is considered high ground and of sandy soil type. For your <br />information, the following items are enclosed: <br /> <br />A. A site location map <br />B. Proposed subdivision <br /> <br />Recommendations: <br /> <br />Direct subdivider to change plat to totally avoid the use of substandard lots (less than 2.5 <br />acres). <br /> <br />Commission action will be based upon your discussion. <br /> <br />Review Checklist: <br /> <br />Administrator <br />City Attorney <br />City Engineer <br />Community Development Director <br /> <br />Chief of Police <br />Finance Officer __ <br />Public Works Superintendent __ <br />Planning & Zoning Commission X <br /> <br /> <br />
