A variance would be needed for the temporary <br /> cul-de-sac on 142nd Ave. N.%~. as it would exceed the maximum <br /> length of 600 feet. <br /> <br />7) The following information as required by city Code was not <br /> provided: <br /> <br />8) <br /> <br />9) <br /> <br />a) address of the owner <br />b) total acreage <br />c) location and names of exissing or platted streets to a <br /> distance of 100 feet beyond the proposed subdivision <br /> including type of surfacing <br />d) boundary lines of land within 100 feet of the plat and the <br /> name of the owners <br />e) profiles of existing and proposed centerline grades of <br /> streets, drainage ditches, and culverts. <br />f) square footage of lots and lot dimensions scaled to the <br /> nearest tenth of a foot <br />g) utility easements <br />h) statement of proposed use of lots <br />i) soils data including classification and water table <br /> elevations. <br /> <br />The developer of ~indemere Woods along with two other <br />developers of proposed plats have indicated they will propose a <br />park development to the Park Co~mission for approval by the <br />City. In addition, they are tentatively planning an eight foot <br />primary circulation walkway around 142nd Ave. N.W. <br /> <br />In review of the drainage, %ka klgh water level of the <br />Magnesium Street Pond was 8~.65 during the fall of 1985. <br />Therefore, the lowest floor 2avel in the plat would have to be <br />859.65 without an overflow. ~.~e would recommend that an outlet <br />to Magnesium Stree% Pond be installed to alleviate future <br />flooding. It also appears ~kat the grading plan retards the <br />drainage flow from Block 3 across 142nd Ave. N.W. and should be <br />re-evaluated. The drainage easements need to be shown. <br /> <br />We would recommend approval of ~ke preliminary plat contingent on <br />receiving, revising and/or obtaining variances on the items not in <br />compliance with the City Code as well as acceptance of the proposed <br />park development by the Park Co~ission. <br /> <br /> <br />
