The property is <br />currently zoned residential. <br /> <br />Following is a list of comments resulting from our review of <br />Windemere Woods preliminary plat. <br /> <br />1) The proposed plat consists of 53 residential lots. <br /> <br />2) <br /> <br />A minimum lot width of 80 feet is required by ordinance. Lot 2 <br />and 8, Block 3 do not meet this reTairement. In addition, a <br />minimum lot area of 10,800 square feet is required. Lot 9 and <br />18, Block 2 do not meet the minimu~ area requirement. <br /> <br />3) <br /> <br />The proposed plat covers two general development lakes, which <br />are Ramsey Terrace Pond and }[agnesium Street Pond. The lots <br />adjacent to these lakes must have 15,000 square feet above the <br />ordinary high water mark and a structure setback from the <br />ordinary high water mark of ~0 feet. It appears several of the <br />lots in Lot 2 will not meet these requirements. <br /> <br />4) A block is an area of land within a subdivision bounded by <br /> streets, parks and/or boundaries cf the subdivision. Two <br /> blocks in the north section cf the plat have been numbered the <br /> same, one block should be renur~ered Block 5. <br /> <br />5) city Code 170.038C required a minimum right-of-way of 66 feet <br /> for streets. The preliminary plat show a right-of-way of 60 <br /> feet. <br /> <br />ZZZ Monroe Street <br />Anoka. Minnesota 55303 <br /> <br /> <br />
