The original concept review of <br />this development (Lake Itasca P.U.D.) on January 9, 1985 <br />consisted of 252 residential lots in this development. An <br />Environmental Impact Statement and an Environmental Assessment <br />Worksheet for this development have been prepared. <br /> <br />2) <br /> <br />Upon completion of the total development, the density would be <br />approximately one in 4.9 acres. However, Resolution 85-82 <br />allows the gross undeveloped rural area in Ramsey to be used <br />when calculating density for developments constructed in <br />phases. <br /> <br />3) <br /> <br />The proposed P.U.D. meets the minimum twenty percent (20%) area <br />for private or public open air recreational uses as required by <br />the City Code. <br /> <br />4) <br /> <br />City Code 170.016A requires a minimum lot width of 200 feet at <br />the required setback. A number of lots do not meet this <br />requirement. <br /> <br />5) <br /> <br />The proposed lots 2, 3 and 5, Block 1 of the Northfork 6th <br />Addition do not meet the water frontage requirement of 200 feet <br />for Natural Environment Waters. <br /> <br />6) <br /> <br />Several lots including Lots 2, 3, 4, and 5 in Northfork 3rd, <br />Block 2 and Lots 6-11 in Northfork 4th, Block 2 are <br />extended into Northfork Lake to the extent that up to 50% <br />of a lot may be under water. Effective lot sizes would be <br />reduced to as little as 1.4 acres less setback requirements. <br /> <br />ZZZ Moc~oe Street <br />Anoka.
