Mr. Gerald Zimmerman
Page 2
September 6, 1988

7)

Golf holes one and two are extremely close to Municipal State
Aid Street 153rd Avenue N.W. and may create a safety hazard
unless fenced along the R.O.W. as 153rd Avenue N.W. is con-
sidered a thoroughfare street.

8) We recommend 164th Way be connected to 164th Avenue in Woodlawn
Estates.

9)

Homes developed on the western edge of the project should be
situated to minimize potential conflicts with industrial
developments along the west side of Jarvis Avenue. Access from
Northfork 4th Addition, Block 7, would be directly onto Jarvis
Avenue and would be sharing Jarvis Avenue with industrial
traffic. Jarvis could also be considered a collector street
and would require a variance for access.

lO)

A portion of Lot 4, Block 3, Northfork 6th Addition lies within
the area legally described in the Northfork P.U.D. Park
Dedication Agreement for park purposes. That portion of the
development which has previously been dedicated as park or
trail corridor should be shown on the development plan.
Additional parkland dedication is subject to review by the
Parks Commission.

11) In previous discussions, vehicle access to parkland on the east
boundary of the plat was to be provided off the cul-de-sac
within Northfork.

If you have any questions in regard to the sketch plan, let us
know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

Peter R.
