Mr. Pete Raatikka <br />September 6, 1988 <br />Page Three <br /> <br /> In the area west of Andrie Street the lots and roadway have been reconfigured to <br />accomodate the back nine of the golf course, the club house, driving range, parking area <br />and other attendant buildings. Efforts have been made to afford adequate parking and to <br />segregate the buildings and parking from the residential development. Access to the <br />parking lot would be off of Andrie Street. In our previous discussions you have indicated <br />that perhaps one access off of 153rd Avenue might be appropriate and this could certainly <br />be accomodated. The golf course would be generally constructed to take into consideration <br />the UPA power lines and to buffer the railroad tracks from the residential development. <br />Additional access to Jarvls Street is still furnished as in the previous plan. <br /> <br /> North Fork would ask the City to consider a possible variation in its normal road <br />specification to a "country lane" concept employed by North Oaks and certain other cities. <br />We would propose somewhat narrower curbless streets. This would allow for the retention <br />of a more country atmosphere and cause less interference with the golf course. Attention <br />to drainage would be given and no parking would be allowed on these lanes. <br /> <br /> Care would also have to be taken to facilitate proper drainage from the new lake <br />through the golf course and residential development to Lake Itasca. North Fork will <br />develope the drainage plan and it and/or the golf course developer will give appropriate <br />easements. <br /> <br /> North Fork does not yet have a signed contract with a golf course developer but the <br />same Is expected later this fall. The most likely developer has expressed an interest <br />In a private course as opposed to a public course. If contracts are finalized this fall <br />and approvals obtained over the winter, construction could start next spring and the <br />course be ready for play In 1990. <br /> <br /> The Northfork'PUO phasing plan remains basically the same as proposed in the ElS. <br />It IS antlcpated that the area east of Andrle Street will be platted In two or three <br />phases and then the area west of Andrle Street would be developed. The copy of the <br />proposed revised concept plan enclosed Indlcates a potential 17 lot phase which North <br />Fork Is consldering plattlng yet thls fall. <br /> <br /> We look forward to discussing these matters with the Planning Commission and <br />yourself on the 8th and If you have any questions or need any addltlonal Information <br />prlor to that meeting please let us know. <br /> <br /> erely~_ <br /> <br />D~-~rf~is F.
