N.W. <br />RA~S EY, MN <br /> <br />On September 22, 1988, a variance was issued to Mr. James Sort,berg to <br />construct a 3-season perch which will encroach on the required Trott Brook <br />setback on the property generally known as 17431 St. Francis Blvd. N.W. and <br />legally described as follows: <br /> <br /> Ail that part of Lot 14, Auditor's Subdivision No. 27, according to <br /> the map or plat thereof on file and of record in the office of the <br /> County Recorder in and for Anoka County, Minnesota, described as: <br /> Commencing at the southwest corner of the south half of the southeast <br /> quarter of Section 2, Township 32, Range 25, said Anoka County; thence <br /> east, assumed bearing, along the south line of said soth half of the <br /> southeast quarter a distance of 272.50 feet to the centerline of State <br /> Highway No. 47 as now laid out and constructed; thence north 6 degrees <br /> 38 minutes 45 seconds east along said centerline for a distance of <br /> 612.79 feet; thence deflect to the left in a northwesterly direction <br /> along said centerline, being a tangential curve, radius 238.73 feet, <br /> central angle 53 degrees 45 minutes for a distance of 223.96 feet; <br /> thence north 47 degrees 06 minutes 15 seconds west along said <br /> eenterline for a distance of 111.23 feet to the actual point of <br /> beginning of the property to be hereby described; thence east parallel <br /> with said south line of the south half of the southeast quarter for a <br /> distance of 949.21 feet; thence northeasterly to a point on the north <br /> line of said Lot 14, Auditor's Subdivision No. 27, also being the <br /> north line of said south half of the southeast quarter of Section 2, a <br /> distance of 1234.35 feet east of the northwest corner of said south <br /> half of the southeast quarter; thence west aloug said north line of <br /> the south half of the southeast quarter to said centerline of State <br /> Highway No. 47; thence southerly and southeasterly along said <br /> eenterline to the point of beginning. Containing 11.00 aeres, more or <br /> less. Subject to that part thereof taken for State Highway No. 47. <br /> <br /> This variance is issued pursuant to Sections 170.013G and 170.076 of the <br /> Ramsey City Code. The conditions of this variance are as follows: <br /> <br /> 1. The porch structure shall not encroach on the Trott Brook setback <br /> by more than __ feet· <br /> <br /> 2. No construction of the structure shall commence prior to the <br /> issuance, by the Building Official, of a building permit and <br /> certification of the variance by DNR. <br /> <br />That no grading, landscaping, cutting or mowing of brush or trees <br />shall be permitted between the brook side of the structure and <br />Trott Brook. <br /> <br /> <br />
