Case 46: Reouest For Site Plan Rev{ew~ Case Of Mr. Todd Elof~on: <br />Todd and Randy Elof$on and David Adkins of Stiglich Construction were <br />present requesting site plan review of a proposed commercial development to <br />be located on the south side of Hwy. ~10, west of Sunfish Lake Blvd. <br />Motion by Commissioner Howell and seoonded by Commissioner LaDue to <br />recommend City Council approval of Mr. Todd Elofson's site plan. <br /> <br />Further Discussion: Ns. Norris noted that ordinance requires a 20 foot <br />wide landscaped area between business and residential uses; the rear of Mr. <br />Elofson's development is across the street from residential development; <br />City Staff feels that the i0 foot boulevard, hermed area and street width <br />meet the intent of the ordinance. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hend~iksen, <br />Howell, Holm, LaDue and Terry. Voting No: None. Absent: Commissioner <br />Shumway. <br /> <br />Case 49: I ~ 'I · <br /> <br />The Commission noted information items contained in the agenda. <br /> <br />Commissioner Howell requested periodic updates regarding the rural density <br />issue with Metro Council. <br /> <br />Chairman Zimmerman noted that it appears the blacktop project at Roger <br />Hurd's used car lot appears to encroach on County Road No. 56 right-of-way; <br />Ms. Norris was directed to research whether or not there is an <br />encr oaohment · <br /> <br />Commissioner Howell requested that the Commission be provided with a copy <br />of Roger Hurd's site plan at it's next meeting. <br /> <br />Chairman Zimmerman noted that the Planning Commission should review the <br />future usability of narrow lots along Front Street. <br /> <br />~se ~10: Reouest For ?rel{~{narv Plat A~orovsl Of Green Valley Estates <br /> 2~ Addition: Case Of Mr. Gerald Bauer: <br /> <br />Mr. Bauer was present requesting preliminary plat approval of the <br />subdivision of Lot 3, Outlots A and B, Green Valley Estates into 23 single <br />family residential lots. <br /> <br />The Commission recommended that soil borings and perc tests be required on <br />those lots affected by Brickton soil (Lot 5, Block 1; Lot 9, Block 2; and <br />Lot 2, Block 2). <br /> <br />Motion by Commissioner Howell and seconded by Commissioner Hendriksen to <br />recommend City Council approval of Mr. Bauer's preliminary plat contingent <br />upon compliance with items contained in the City Engineer's report dated <br />J~gust 18, 1988, including necessary variances but with the exception of <br />Planning and Zoning Commission/August 18, 1988 <br /> <br />Page 6 of 7 <br /> <br /> <br />
