PROPOSED FINDINCS OF FACT <br /> RONALD HAI~ SON <br /> <br />1. That Ronald Hanson, hereinafter referred to as "Applicant", has <br /> properly applied for a conditional use permit to operate a firewood <br /> sales business and maintain a second commercial vehicle at his home <br /> at 14820 St. Francis Blvd. N.W. <br /> <br />2. That the Applicant appeared before the Planning and Zoning Commission <br /> for a public hearing pursuant to Section 170.016 of the City Code on <br /> September 8, 1988 and said public hearing was properly advertised and <br /> minutes of that public hearing are hereby incorporated by reference. <br /> <br />3. That the property which is the subject of the application is located at <br /> 14820 St. Francia Blvd. N.W. and is legally described as follows: <br /> That part of the east one-half of the northwest quarter of <br /> Section 25, Township 32, Range 25 described as follows: <br /> Commencing at a point on the centerline of the Anoka and St. <br /> Francis road, also known as State Trunk Highway No. 47 and No. 56 <br /> as same extends through said east one-half in a northerly and <br /> southerly direction which part is 1083 feet north of south line <br /> of said east one-half measuring along centerline of said road, <br /> then west parallel to south line of said east one-half to west <br /> line of said east one-half, then north along said west line 1057 <br /> feet, then east parallel with said south line to a point 175 feet <br /> west of westerly right-of-way line of said road, said point being <br /> the actual point of beginning, then deflecting to left 102 <br /> degrees 00 minutes parallel with said right-of-way line 102.23 <br /> feet, then east parallel with said south line 175 feet to said <br /> right-of-way line, then southeasterly along said right-of-way <br /> line 102.23 feet, then west parallel with said south line 175 <br /> feet to the point of beginning. <br /> <br /> 4. That the subject property is approximately 5 acres in size. <br /> <br /> 5. That the property is zoned R-iR Residential and a firewood sales <br /> business and storage of more than one commercial vehicle is not a <br /> permitted use. <br /> <br /> 6. That the adjoining properties to the east and west are zoned R-3U <br /> Residential and the properties to the north and south are zoned R-IR <br /> Residential. <br /> <br />7. That a similar conditional use permit was issued in July, 1984 in an <br /> R-IR Residential District. <br /> <br />8. That the proposed firewood sales business will not increase traffic to <br /> or from the subject property. <br /> <br />That the proposed firewood sales business will not be unduly dangerous <br />or detrimental to persons residing or working in the vicinity of the <br />use, or to the public welfare. <br /> <br /> <br />
