Earlier listed for 4 1/2 months. <br />Property is ow~ned by ~ Bank (Repo). <br /> <br />They (hrW Bank) also had another repo on 172nd off Armstrong. Both <br />houses were identical floor plan, same split, same SF. Both homes had <br />all new carpeting and flooring put in (Identical flooring each home). <br />Home on Armstrong & 172nd sold in 8 days @ $74,900 - same lot 1 acre. <br />Also both homes built in same year. This property listed at $68,900. <br />Had Purchase Agreement for $65,900 + 3 points but deal fell through. <br />NW Bank was very much concerned why identical houses in same community <br />had such disparity in listing price. Understood once knew where <br />landfill/prox of house was. <br /> <br />List as sales price not a good barometer since listing price already <br />takes into account locational/landfill relationship. Important to <br /> urchases partlcularly concerned about appreciation/devaluation of <br />%ouse. Z~ne of first q~estions of prospective buyers is where listing <br />is and prox. to landfill. Most won't look at a property next to <br />landfill so severely impacts ability to market a house. After about a <br />mile away, not a problem. <br /> <br />Also with listing concerned re: water w/private wells. Hearsay re: <br />Hunter's Hill %'ells w/nitrates where banks have refused financing. <br />Othe.~wise, he is unaware of banks refusing finance of homes next to <br />landfill. <br /> <br />Bill Sund~uist 2/~4/8~ <br />Mate Punch & Die <br /> <br />*Believes. . . that Landfill. is an influence or contributing factor to <br />ceClslon to ex,and, b_s.' ....
