Dick Nulf - The Pro Realtors 2/24/88 <br /> <br />Has a residential listing at 153rd Lane 1/2 mile north of landfill. <br />1400 $.F. - 4 bedrooms. Being listed at $80,500. If it was out of <br />that area, would list at $95,000 to $100,000. Sale versus list price <br />is not a good barometer since list price already reflects locational <br />impacts. Believes landfill impacts residential sales tremendously. <br />One of the first queries he gets from prospective Ramsey buyers is <br />"How close is it to the landfill or can you see the landfill from <br />there?" This property has just been listed 2 1/2 - 3 weeks. <br /> <br />Also had a residential property in Oak Grove that abutted the buffer <br />of Site "D" or "Q". Took almost a year to sell. Price very much <br />affected by the "threat" of a landfill. <br /> <br />The majority of people in the market want to be away from the landfill <br />so does impact marketability.
