Realtor for property immediately SO/SE of landfill. <br />Listing agent is Duke Schneider @ 473-1460. <br /> <br />He has had listing for almost a year. <br />before their listing. <br /> <br />The property was listed as a result of <br />contact owners other than by letter to <br />any responses from them. <br /> <br />Property was not on market <br /> <br />a divorce situation. Can't <br />old address. Haven't received <br /> <br />He believes property is listed too high at $70,000 for 10 acres. No <br />trees on site, old alfalfa field. Ail a residential zoned parcel. <br /> <br />Has had several inquiries but price is limiting factor. Doesn't have <br />many comparables to check against. Landfill does not appear to have <br />an influence on ability to market. Stigma attached to landfill but <br />doesn't seem to impact this - (his perception). <br /> <br />Metro West Centu-~ 21 <br /> <br />2/23/8 <br /> <br />Len Swedlund is the listing agent. Property being marketed is north <br />of landfill. 74 acres lie adjacent, total parcel 200+ acres. <br /> <br />Has not had a problem with landfill impacts to purchasers that he is <br />aware of. They view landfill as a potential amenity after closure with <br />end use as open space if landfill is to be closed in 1996~ If it was <br />to remain in operation 15-20 years, then may negatively influence <br />decision. Wells drinking water probably n~Ber one concern. <br /> <br />He is su.--prised that landfill not a bigger problem that what it <br />appears ~o be. <br /> <br /> <br />
