Ramsey Mayor and City Council <br /> <br />Subject: Keeping a safe exit out of R/verwood Hills South <br /> <br />At the'present, we have 34 homeowners using Erkium St. to exit Riverwood Hills. By adding <br />more traffic coming from the South on Efidum, we will create a traffic congestion problem and <br />the intersection of Erkium and 177th will become a dangerous intersection. Riverwood Hills <br />Platt 1 South is fiver bottom land, and the only road out goes up a steep hill with a sharp 90 <br />degree curve halfway up. During the winter, when the hill is slippe~,, you can't stop on the hill <br />or you can't get started again and you will block traffic going in or out. By adding any more <br />traffic coming from the South on Erkium, traffic will get stalled on the hill during slipperf <br />conditions and lock up this neighborhood of 24 homes. Any fzre, medical, or police vehicles <br />could not respond. <br />Whatever number of homes are added to this 40 acres, the exit from this project may be a new <br />road North to 179th and west of Fluorine St and another road west to 177th and Hyw 47 in order <br />to insure a safe e.,dt for Riverwood Hills Plat 1 South. Erkium St maybe should deadend as it <br />connects with 177 Ave. Most of this landlocked 40 acres is a flat cultivated field that absorbs <br />most all of the rainwater. A_eter you put a hoUSe, driveway, sodded yard, and a road on this 1/4 <br />city lot, most of the rainwater will run elsewhere. There is no mention of storm sewers and where <br />they would empty. We don't know what the effect will be on each of the 12 homeowner that <br />boarder this developement to have nm off from 3 homes nm to their drain fields and what 3 wells <br />will do to their well. The homes along Colbolt and lower Argon are at a lower level now. We <br />don't know the setback of these homes and if they will be 2 story that would cut off sunlight if <br />they were close. Before anything is started, we also have to know what the plans are for the <br />remaining 36 acres. <br /> We truly understand that the builder has the fi*fat to develope this land, but we would like to be <br /> done in away that the homeowners adjacent to this project will be left witha positive feeling <br /> toword the developer and the City of Ramsey. <br /> <br />Homeowners of Riverwood Hills South. <br /> <br />13 <br /> <br /> <br />
