Rud and <br />Sons, Inc, and a grading and utility plan submitted by TEC Design, dated February 2, 2006. We <br />offer the following comments: <br /> <br />General: The preliminary plat proposes to develop 5 single family lots and replat two single <br />family homes on the property located generally northwest of Armstrong Boulevard and west of <br />Tiger Street. The total area of the property is approximately 20 acres, and all lots are proposed to <br />be clustered, under Section 9.20.11 of City Code. <br /> <br />Zoning: The property is zoned R-1 Residemial and is located in the Rural Developing Area. The <br />gross density permitted is 1 unit per 2.5 acres, or .4 units per acre. The proposed development <br />proposes a gross density of.36units per acre. <br /> <br />Lot Area and Width: The current minimum lot size in the R-1 - Rural Developing Area is <br />10,800 square feet, with a maximum of 32,670 square feet. The required lot width is 80 feet (90 <br />feet for comer lots). Block 3, Lot 5, which is proposed to be 2.55 acres in size and Lot I, Block, <br />which is proposed to be 3.01 acres in size, do not conform to the max/mum lot size. Because <br />these are remnant lots, this is generally acceptable to City Staff. However, a future subdivision <br />plan of these remnant lots is required. <br /> <br />A maximum of seven lots can be platted at this time on the proposed 19.68 acres, and the <br />preliminary plat shows 33 lots proposed. Please submit a revised preliminary plat proposing <br />only 5 new lots and 2 existing lots. Ail future plans must go through the entire platting process <br />at such a time when municipal sewer and water services are available. <br /> <br />Future Subdivision Plan: Please submit a proposed future subdivision plan for Block 3, <br />Lot 5 and Lot 1, Block 1. Ail proposed streets within the future subdivision plan should be <br />indicated as outlots. The land indicated for future subdivision should be platted as outlots, <br />separate from the road outlots. Please submit a revised plan that indicates this on the plat. <br /> <br /> <br />
