The developer shall obtain a signed acknowledgement from the purchaser stating that the purchaser has reviewed the future development notice, and understands that the remnant parcel may be developed in the future. Park Dedication: The preliminary plat 'will be forwarded to the Park and Recreation Commission for a recommendation on park dedication. It is expected that a cash contribution will be sufficient to meet the park dedication requirements, at ti'tis time. At the time of future development on this site, a land dedication may be required. Trail Fee: Trail Fees must be paid for new lots created prior to release of the final plat for recording. In accordance with the Park and Trail Master Plan, a 10 foot bituminious trail will be required to be constructed along the extent of the plat along Armstrong Boulevard. Sewer arid Water Trunk Fee: The future paymefit of sewer and water trunk fees for the proposed lots will be detailed in the Development'Agreement for the plat and/or in the HOA documents. Stormwater Management Fee: A stormwater management fee must be paid for all new lots being created. The rote in effect at the time of f'mal plat approval must be paid prior to the City's release of the final plat for recording. The Kamsey Planning Commission will be holding a public hearing at 7:00 PM on Thursday, . March 2, 2006, at the Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider your request for preliminary plat. It is important that you, or your representative, be present to answer any questions that may arise.
