The developer shall obtain a signed acknowledgement <br />from the purchaser stating that the purchaser has reviewed the future development notice, and <br />understands that the remnant parcel may be developed in the future. <br /> <br />Park Dedication: The preliminary plat 'will be forwarded to the Park and Recreation <br />Commission for a recommendation on park dedication. It is expected that a cash contribution <br />will be sufficient to meet the park dedication requirements, at ti'tis time. At the time of future <br />development on this site, a land dedication may be required. <br /> <br />Trail Fee: Trail Fees must be paid for new lots created prior to release of the final plat for <br />recording. In accordance with the Park and Trail Master Plan, a 10 foot bituminious trail will be <br />required to be constructed along the extent of the plat along Armstrong Boulevard. <br /> <br />Sewer arid Water Trunk Fee: The future paymefit of sewer and water trunk fees for the <br />proposed lots will be detailed in the Development'Agreement for the plat and/or in the HOA <br />documents. <br /> <br />Stormwater Management Fee: A stormwater management fee must be paid for all new lots <br />being created. The rote in effect at the time of f'mal plat approval must be paid prior to the City's <br />release of the final plat for recording. <br /> <br />The Kamsey Planning Commission will be holding a public hearing at 7:00 PM on Thursday, . <br />March 2, 2006, at the Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider <br />your request for preliminary plat.
