The <br />sketch plan consists of one (1) sheet dated February I, 2006, prepared by Dean Urevig Design <br />and Drafting. We offer the following comments: <br /> <br />General: The subject property is approximately 2.3 acres in size and is located on the <br />west side of Nowthen Blvd., north of Iodine Street N.W. The sketch plan is proposing a <br />total of I 1 one-level, unattached townhome units. In addition to the platting process, the <br />townhomes will be subject to a site plan review for all other aspects of the proposal <br />including but not limited to architectural standards, off-street parking, structure setbacks, <br />and landscaping. The results of the plat and site plan review may impact the actual <br />number oftownhomes to be developed on the property. <br /> <br />Zoning: The property is currently zoned R2 Medium Density Residential, which allows <br />up to 7 units per net acre. <br /> <br />Density: The subject property is approximately 2.3 acres 11 units proposed results in a <br />gross density of 4.7 units per acre. Net density (exclusive of wetlands) will be calculated <br />at the time of preliminary plat submittal. Since there are no wetlands on the property, the <br />net density is anticipated to be 4.7 units per acre in the current proposal. <br /> <br />Streets: City Code requires all townhome developments to be served by at least one main <br />public road. The sketch plan has been designed to be served solely by a private street. <br />This design conflicts with City Code. It is noted that the depth of the property presents a <br />hardship with respect to providing a full 60 foot public fight-of-way. An alternative that <br />might be explored is designing the plat with a public service road having a smaller width <br />than the standard 60 foot public fight-of-way. The fight of way may be reduced to 45 feet <br />for the portions adjacent to the county fight of way. This service road would have to be <br />constructed to the north property line of the property. A temporary cul-de-sac would have <br />to be constructed at the north terminus of the service road that would be vacated at such <br />time as the road is eventually extended north to ultimately intersect 146th Avenue N.W. as <br />future development occurs. <br /> <br />75 <br /> <br /> <br />
