Sketch Plan Review: GADS Prairie <br />February 23, 2006 <br />Page 3 of 3 <br /> <br />13. <br /> <br />Stormwater Management Fee: The City has enacted a stormwater management fee; the <br />current rote is $397.00 per unit. The payment of this fee will be required prior to <br />recording the plat. <br /> <br />14. <br /> <br />Tree Preservation Plan: A tree preservation plan must be submitted as part of the <br />preliminary plat process. The tree preservation plan shall include a tree inventory and <br />location of the existing trees. Every attempt to avoid existing si=mfificant trees must be <br />made. <br /> <br />15. <br /> <br />Density Transitionine: City Ordinances require a transition between higher density <br />developments and lower density developments. This ordinance will require some type of <br />transitioning along the west property boundary that is adjacent to existing single-family <br />homes. Ifa landscape buffer is used for transitioning purposes, the buffer must be 25 feet <br />wide. Contact Chris Anderson, Zoning and Recycling Coordinator for the prescribed <br />number of plantings in the buffer yard. Existing trees along the west property line may be <br />eligible for credit on the number of plantings required. <br /> <br />16. <br /> <br />Landscaping: In addition to density transitioning and tree preservation, the townhome <br />development will also require a Landscape Plan. The landscape requirements are based <br />on the size of the property and canopy cover. Contact Chris Anderson, Zoning and <br />Recycling Coordinator for the prescribed number of plantings required in the Landscape <br />Plan. <br /> <br />17. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from <br />other regulatory agencies. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, March 2, 2006, at Ramsey <br />Fire Station #2, to review your sketch plan. A copy of the case cover sheet is enclosed for your <br />information. I suggest that you, or your representative, be present at the meeting to answer any <br />questions that may arise.
