That the City is requesting that both 177th Avenue and Erkium Street are constructed to the <br /> limits of the plat to facilitate future road connections, making Erkium Street approximately <br /> 1,300 feet in length and 177th Avenue approximately I,I00 feet in length. <br /> <br />I0. That future connection of 177th Avenue to Highway 47 will provide an additional access for <br /> the proposed subdivision and will result in being compliant with City Code. <br /> <br />11. That the special conditions causing the undue hardship do/do not result from the actions of <br /> the Applicant. <br /> <br />8. That if granted, the variance wilL/will not ~ant special privilege that is denied to other <br /> owners of lands, structures or buildings in the same district. <br /> <br />9. That, if granted, the variance will/will not impair an adequate supply of light and air to <br /> adjacent property. <br /> <br />10. That if granted, the variance wilL/will not be materially detrimental to the purposes of the <br /> Ramsey Zoning Chapter or other property in the area. <br /> <br />1 I.
