In accordance with the approved preliminary plat, the existing City Hall driveway t&Alpine <br />Drive N.W. will be converted and constructed as a public road (Helium Street N.W.). <br />Connection is also shown with 152nd Lane N.W. to the east. A future connection is being platted <br />for eventual connection with 152"d Avenue N.W. to the east. <br /> <br />Staff did receive comment from Anoka County regarding the proposed street configurations and <br />accesses. Anoka County does not support utilizing an access from the plat onto Nowthen Blvd., <br />either temporary or permanent. City Staffmaintains the position to require access onto Nowthen <br />Blvd. as a second outlet for the neighborhood. The County has also recommended that the access <br />for the dental clinic on Nowthen Blvd. be eliminated and replaced on a street interior to the plat. <br />It is City Staff's response that this is an existing access and it is not desirable to access a <br />commercial site through a residential neighborhood. The County is requiting the construction of <br />north and south bound right and left mm lanes at Alpine Drive. <br /> <br />Grading, drainage, street construction and utility plans have been reviewed and required revisions <br />are referenced in the City Staff review letter. The Landscape Plan has been modified to include <br />additional plantings along Alpine Drive and Nowthen Blvd. <br /> <br />Park Dedication will be satisfied with a cash payment. <br /> <br />A trail will be required along Nowthen Blvd. from Alpine Drive south to 150th. Sidewalks are <br />being requested on both sides of Helium Street N.W., 152"a Way, and Krypton Terrace. The <br />reason sidewalks are being requested on both sides of the street is the likelihood that there will be <br />two schools within 1 mile of these homes at some point in the future.
