CASE #: ~ <br /> <br />REQUEST FOR FINAL PLAT AND FINAL SITE PLAN <br />APPROVAL OF THE MEADOW; <br /> CASE OF GM LAND DEVELOPMENT, INC. <br />By: Sylvia Frolik, Asst. Community Development Director <br /> <br />Background: <br /> <br />GM Land Development has applied for final plat and final site plan approval of' The Meadow. <br />The property is located in the southeast quadrant of C.S.A.H. #5 and Alpine Drive N.W. The <br />following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed final Plat <br />c) City Staff Review Letter dated February 22, 2006 <br />d) Letter from Anoka County dated November 23, 2005 <br />e) Final Site Plan <br />f) Grading Plan <br />g) Landscape Plan <br />h) Tree Preservation and Tree List <br />i) City Council meeting minutes dated November 22, 2005 <br />j) Proposed resolution for final plat approval <br />k) Proposed development agreement <br /> <br />Notification: <br /> <br />Staff attempted to notify owners of property within 700 feet of the subject property of the <br />preliminary plat public hearing in November of 2005. <br /> <br />Observations: <br /> <br />The subject property is approximately 50 acres in size and includes the City Hall campus, thxee <br />existing residential lots to the south, and the Dental Office lot on the comer of Nowthen Blvd. <br />and Alpine Drive. The final plat complies with the approved preliminary plat in that it is creating <br />46 new single family lots, replatting the 3 existing residential lots, replatting the dental clinic into <br />two lots, and preserving 2 public/quasi-public sites. <br /> <br />The land uses on this 50 acres will not change, but a Comprehensive Plan Amendment to <br />reconfigure the layout of the existing land uses and a rezoning were required as a part of <br />preliminary plat review. The City Council and Metropolitan Council have approved the land use <br />change in the Comprehensive Plan. The City Council conducted a public heating and adopted <br />findings of fact regarding the rezoning of the property to implement the land use changes. The <br />final adoption of the rezoning ordinance is also on tonight's agenda. <br /> <br />-125- <br /> <br /> <br />
