TO: City Administrator

FRO~: Building Official

RE: Permit Request, 6314 Highway #10 N.W.

DATE: November 20, 1980

Attached please find a copy of a permit application and a site plan for
the above referenced address. The Graves are requesting a permit for a
24 x 24 wood frame garage on a floating slab to be used in conjunction
with their business.

I have reviewed the site and submit the following:

· 1) The site plan·is not very complete inasmuch as it does not show any
proposed parking, the extent of the existing asphalt surfacing or the
n~nerous other structures on the premises that include but are not limited
to:

a) A box car
b) Two semi-trailers (van body type)
c) Numerous storage sheds of varying sizes
d) Misc. outside storage

2) The existing on-site septic system as shown on the site plan appears
to be under the bit~m~uous surfacing.

3) The proposed slab on grade construgtion does not comply with the frost
footing requirements of the proposed site and design plan ordinance.

4) No detail of the exterior finish of the building has been provided so
I can only assume it will probably be masonite lap siding similar in
appearance to the office (which is the house). I do not know if this wouid
comply with the intent of the proposed ordinance as it is not that specific.
5) The proposed garage location, which is approximately 48 feet from the
west property line does not comply with the ordinance requirement of sixty
feet (Section 170.O13Aparagraph #4) between any residential zoning aud a
commercial structure.

6) Comments - If possible I will try to have some pictures of the area in
question available for the Council meeting. I also think it would be advise-
able for members of the Council to view this property as it is kind of
difficult to describe. I would recon~end approval only if this party would
be willint to enter into an agreement to clean up some of the mess, provide
a more detailed site plan and show adequate proposed parking.

CRB:sb /
