PLATTING. PROCEDURE <br /> <br />Pre-application Meeting - The petitioner shall meet <br />w~th City staff to discuss his proposal and 'City <br />requirements. <br /> <br />Complete application form provided. <br /> <br />Sketch Plan Approval <br /> <br />(a) The subdivider shall submit a sketch plan of the <br /> area to be subdivided. <br /> <br />(c) <br /> <br />The subdivider shall file five (5) copies of the <br />sketch plan with the zoning officer at least twenty- <br />one (21) calendar days before the next regular <br />monthly meeting of the planning commission for <br />staff review. <br /> <br />At the time of submission of the sketch plan, the <br />subdivider shall pay a fee as determined from time to <br />time by City Council resolution. The subdivider <br />shall also deposit Five Hundred Dollars ($500.00) <br />with the city at the time of submission of the <br />sketch plan, which shall be used to defray expenses <br />incurred by the city in employing the services of <br />the city engineer, attorneys and other professional <br />consultants in connection with the review of said <br />sketch plan. However, the said deposit may also <br />be used to reimburse.the city for the expense of <br />employing the services of the city engineer, <br />attorneys and other professional consultants in <br />connection with the review of the preliminary plat <br />and final plat as prescribed in this chapter. If <br />said Five Hundred Dollars ($500.00) is not sufficient <br />to defray the above expenses, additional monies will <br />be required prior to final action on the plat. <br /> <br />(d) <br /> <br />The zoning officer shall distribute the copies of <br />the sketch plan to the appropriate individuals. He <br />shall also submit to the Planning Commission a <br />report on the relationship of the proposed land <br />uses to those existing in. the area, those indicated <br />on the_Comprehensive Land Use ~lan, and those pro- <br />vided for by existing zoning ordinances and this code. <br /> <br />(e) <br /> <br />The city engineer shall submit a report to the plan- <br />ning commission, which shall deal with drainage, traffic, <br />utilities, and other engineering matters pertinent <br />to the plan. <br /> <br />(f) <br /> <br />The ~lanning Commission shall consider the sketch <br />plan, the zoning officer's report, the engineer's <br />report, and any other pertinent information which <br />they may wish to consider.
