All homes must contain a minimum of one thousand one <br />hundred (1,100) square feet on the first floor, including foyer, <br />unless a garage of four hundred forty (440) square feet minimum is <br />included with the home, then - the provisions of paragraphs 1 and 2 <br />above shall apply. <br />4. Two- family structures shall have at least three (3) <br />livable rooms per family and the overall dimensions shall contain an <br />area of not less than seven hundred fifty (750) square feet on the <br />first floor per family, including foyer and exclusive of garage. <br />5. Three or more <br />three (3) livable rooms per <br />contain an area of not less <br />the first floor per family, <br />family structures shall have at least <br />family and the overall dimensions shall <br />than six hundred (600) square feet on <br />including foyer and exclusive of garage. <br />(8) 1. No accessory structure shall be constructed on any lot <br />prior to the time of construction of the principal building. <br />2. No accessory building shall exceed the height of the <br />principal building. However, in no case shall such accessory building <br />exceed fifteen (15) feet in height in the UR and UER Districts. <br />3. No accessory building shall be located within any required <br />setback area other than the rear setback where such building may extend <br />to within five (5) feet of the rear lot line. <br />
