Pud and <br />Sons, Inc, and a ~ading and utility plan submitted by TEC Design, dated February 2, 2006. We <br />offer the following comment, s: <br /> <br />General: The preliminary plat proposes to develop 5 single family lots and reptat two sin~e <br />family homes on the property located generally northwest of Armstrong Boulevard and west of <br />Tiger Street. The total area of the propertT is appro,'dmately 20 acres, and all lots are proposed to <br />be c lustered, under Section 9.20. l I of Clty Code. <br /> <br />Zoning: The property is zoned IL-1 Residential and is [coated in the P,.urai Developing Area. The <br />gross density permitted is i unit per 2.5 acres, or .4'units per acre. The proposed development <br />proposes a =ox'ess density of .36an/ts per acre. <br /> Lot Area and Width: The current minimum lot size in the 1~.-1 - Rural Developing Area is <br /> I0,800 square feet, with a ma~{mum of 32,670 square feet. The required lot width is 80 feet (90 <br /> feet for comer lots). Block .3, Lot 5, which ls proposed to be 2.55 acres in size and Lot 1, Block i <br /> which is proposed to be 3.01 acres in size, do not con.form to the max/mum lot size. Because <br /> these are remnant lots, th. is is generally acceptable to City Staff. However, a future subdivision <br /> plan of these remnant lots [s required. <br /> A maximum of seven lots can be platted at th~s time on the proposed 19.68 acres, and the <br /> preliminary, plat shows 3.3 [ets proposed. Please submit a revised preliminary, plat proposing <br /> only 5 new lots and 2 existing lots. Ali ~ture plans must go through the entire piardng process <br /> at such a time when municipal sewer and water services are avallahie. <br /> Future Subdivision Plan: Please submit a proposed future subdivision plan for Block 3, <br /> Lot 5 and Lot 1, Block 1.
