~dly Acres <br />Preliminary Plat Review <br />February 28, 2006 <br />2of4 <br /> <br />Density, Transitioning: Tan proposed plat will not require density Wansidoning efforts since the <br />new lots being created are not adjacent to larger ~ots outside the plat. <br /> <br />Existing Structures: Please submit a revised site plan indicating the location of all ex~fing <br />structures on the site. <br /> <br />Landscaping Plan: The following comments are offered regarding the landscaping plan, dated <br />February 2, 2006; <br /> <br />City Code requires that every single fmmily lot receive two (2) ove,-~tory trees, ¢on~isti~g of a <br />mixture of coniferous azd deciduo= species (not iess than 25% of either type). Your submittal <br />is deEcient a landscaping plan. Please submit a la~:dscaping plan that outLines the location and <br />species of trees preserved, if you wist~ to gain credit towards tie landscaping requirement. Also, a <br />landscaping plan should consist of the location of upe of proposed trees on the Kelly Acres site. <br />Tree Preservation Plan: It appear~ that you plan to preserve approximately 50% of the existing <br />trees located on &e Kelly Acres site. Additional nee plantings will be required in the front yards <br />of tkese lots. Please submit a revised site plan indicating the location of any trees to be saved <br />you wish to gain landscaping credit for ~e trees that will be preserved in the backyards of the <br />proposed lots. <br /> <br />Wetlands: It appears t.M.t there is a small wetland located on the Kelly Acres site. This should <br />be verified by a wetland delineator and delineated on the site plan. However, it does not appear <br />tint there are any si=~aificant wetlands located in the development area. <br /> <br />All stormwater calculations must be submitted to the Lower Rum River Water Management <br />Organization (LRRWMO) for review and approval. A permit must be obmlned from tie <br />LRRWMO. A NTDE$ permit is also required with a courtesy copy of~e permit sent to tie City <br />of Raansey. <br /> <br />Drainage and Grading: ,421 [=ts with ~ade less than 2% drainage will require a certificate of <br />gzading prior to occupancy. A building summary is required showing ~ot, bi=cio; lowest opening, <br />garage ope.,5.ng, 100 year flood elevation pond wetland, centertine elevation, front yard slope <br />(%), rear yard slope (%) and a list of the Iots require ~ading certi/icates. T~e city does not allow <br />infiltration basins. Please revise the grading plan showing elevations at lot corners and <br />proposed spot elevations. Fur~er city comments will follow revisions to the preliminary <br />g"rading, drainage, and utility plans. <br /> <br /> Streets and Access: The preliminary, plat proposes gain access from Wolverine Street, north of <br /> the proposed Rum River Prairie plat. All proposed streets appear meet City Code requirements <br /> tbr width, and all streets must be constructed to urban street standards, with curb and gutter. <br /> <br />9 <br /> <br /> <br />
