A second access will come fi:om Kelly Acres with the construction of 171st Avenue. <br />Finally, Staff is requiting that proposed Wolverine Street is platted to the extent of the plat, and <br />that tkis follows the same alignment as existing Wolverine Street to the north to facilitate future <br />conllection.q. <br /> <br />City Staff is requiring the construction of a sidewalk along the eastern plat edge on Tiger Street. <br />Also, according to the Park and Trail Plan, a trail will be required to be constructed along <br />Armstrong Boulevard to the extent of the plat boundary. The Parks Commission will review this <br />application to determine exact locations. <br /> <br />Staff is requiring that all sewer and water infrastructure be installed prior to the construction of <br />the streets. The applicants have not submitted information regarding the proposed water source <br />for the proposed lots. If individual wells are proposed, a maintenance plan for the water pipes is <br />required. It is staff's recommendation that a community well be installed to service the proposed <br />lots and to ensure the integrity of the water pipes until such a t/me that mun/cipal services are <br />available. <br /> <br />A tree preservation, grading, and drainage plans have been submitted, and are generally <br />acceptable to the City. <br /> <br />Recommendation: <br /> <br />After reviewing the submitted application, it has been determined that there may be substantial <br />revisions required concerning the utility plans, grading plans, and the street layout that will affect <br />the preliminary plat. Due to these requested revisions, staff recommends that the application is <br />tabled until such a time when the requested changes are submitted. <br /> <br />If the Planning Commission is inclined to move the application forward, staff recommends that <br />any approvals of the preliminary plat be contingent upon addressing the items discussed in the <br />.City StaffReview Letter dated February 28, 2006. <br /> <br />Commission Action: <br /> <br />Will be based on Planning Commission discussion. <br /> <br />Review ChecMist: <br />Community Development Dire6tor <br />Asst.
