Loabneh: <br />We are in receipt of your preliminary plat for Rum River Prairie prepared by E.G Rud and Sons <br />dated February 2, 2006 and a grading and utility plan submitted by TEC Desi=ma, dated February <br />2, 2006. We offer the following comments: <br />General: Tlxe preliminary plat proposes to develop 26 single family lots on the property located <br />generally northwest of Armstrong Boulevard and west of Tiger Street. The total area of the <br />property is 73 acres, and ail lots are proposed to be clustered, under Section 9.20.11 of City <br />Code. <br /> Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. The <br /> gross density permitted is 1 unit per 2.5 acres, or .4 units per acre. The proposed development <br /> proposes a gross density of .35 units per acre. <br /> Lot Area and Width: The current minimum lot size in the P,-1 - Rural Developing Area is <br /> 10,800 square feet, with a mmdmm of 32,670 square feet. The required lot width !s 80 feet (90 <br /> feet for comer lots). Ail proposed lots appear to conform to these requirements. <br /> Future Subdivision Plan: Ail proposed streets within the future subdivision plan should be <br /> indicated as outlots. The land indicated for future subdivision should be platted as oudots, <br /> separate from the road outlots. Please submit a revised plan that indicates this on the plat. <br /> Density Transitioning: The proposed plat is surrounded by roads and another proposed <br /> subdivision, Kelly Acres, amd will not require density transifioning efforts, u~less directed by <br /> Planning Commission or City Council. <br /> Existing Structures: It does not appear that any existing structures will remain on the proposed <br /> plat. If any structures shall remain, please submit a revised site plan indicating the location of <br /> these structures. <br /> <br />20 <br /> <br /> <br />
