Campus has approximately 8.2 acres, it is apparent that this land, even with the addition of the <br />KIH property (3.2 acres), will be undersized to handle the future operational and maintenance <br />needs of our community so it is evident that acquisition of additional property for Public Works <br />will be required. <br /> <br />Assistant Public Works Director Olson explained there are a number of ways to remedy this <br />situation and staff has analyzed the following options: expand the Public Works Campus; <br />acquisition of 35 acres near Fire Station No. 1; acquisition of land on the south side of the <br />landfill (north of Sunwood Drive). <br /> <br />Assistant Public Works Director Olson reviewed the following advantages and disadvantages of <br />each of the potential solutions: <br /> <br />Expand the current Public Works Campus Advantages: <br /> 1. B&A Cylinder Head (4.1 aces) is currently an underutilized property and is being <br /> discussed as an Economic Development redevelopment property. <br /> 2. Bury and Carlson (20.7 acres) is currently an underutilized property as far as potential tax <br /> revenue. <br /> 3. Located in industrial area and backs up to the railroad. <br /> 4. Expansion possibilities can occur as the population grows. <br /> <br />Disadvantages: <br />1. B&A Cylinder (4.1 aces) is located directly across from the Town Center and could be a <br /> valuable property as it relates to tax revenue. <br />2. Bury and Carlson (20.7 acres) may be redeveloped in the future to provide a better tax <br /> revenue (similar to the Makken property) and it is also located across the street from the <br /> existing site. <br />3. Bury and Carlson has indicated that they are not willing to sell when we entered into <br /> negotiations years ago for the extension of McKinley Street and therefore could likely <br /> require eminent domain. <br /> Every expansion decreases potential tax revenue. <br /> <br />Acquisition of 35 acres near Fire Station No. 1 Advantages: <br /> 1. Combined use with Fire Station and Water Treatment Facility <br /> 2. Land acquisition could be for the entire 35 acres due to multiple uses. <br /> 3. Parking lot constructed for City Council Chambers, which will be moved to the Town <br /> Center, so there is a possibility of shared parking between Fire and Public Works <br /> 4. Allows for the redevelopment the current PW site. (More tax generating property) <br /> <br />Disadvantages: <br />1. Not enough land in the future. <br />2. No expansion possibilities. <br />3.
