Brookfield Irt Addition - Final Plat <br />March 9, 2006 <br />4of6 <br />The final construct/on plans submitted provide for only one connection to the water supply. Fire <br />flow demands will not meet minimum requirements without a looped water system provided to <br />this development, nor wilI it provide a necessary second connection to provide system reliability. <br />An extension of the 16 inch watermain to CSAH 5 must be provided as condition of approval <br />this final plat. <br /> <br />Park Dedication: The Park and Recreation Commission reviewed the preliminary plat at their <br />August 11, 2005 meeting and recommended that park dedication be satisfied with a cash <br />payment. The current rate is $2,400.00 per unit. <br /> <br />Trail and Trail Fee: The current mil feel is $580.00 per unit. The City's Park and Trail Plan <br />shows proposed trails south of Trott Brook and along Nowthen Blvd on the subject property. The <br />City is requesting that the trail along Trott Brook l~e installed from the west boundary of this final <br />plat to County 5 as an element of the Phase 1. constr33~?ti6n improvements: The developer will be <br />credited for the costs incurred wi~ the construction df'this frail against the trail fees referenced <br />above. If trail costs exceed the trail fees paid, the City will reimburse the developer the excess <br />cost [n accordance with city policy. <br /> <br />The developer shall submit for review and approval construction plans for this trail along with <br />any permanent trail easements necessary to conform to its alignment. <br /> <br />Sewer and Water Trunk Fee: There is a sewer and water trunk fee of One Hundred Forty Three <br />Nine Hundred Fourteen Dollars and no cents ($143,914.00) (47 x $3,062/unit) due on the Plat. <br />The City of Ramsey and the DEVELOPER have entered into a Watermain and Sanitary Sewer <br />Cost Contribution Agreement dated February 2006 (the "Agreement"). Pursuant to Section 3.02 <br />of the Agreement, the 2006 water trunk fee in the amount of One Thousand Nine Hundred <br />Twenty Five Dollars and no cents ($1,925.00) per lot and the 2006 sanitary sewer trunk fee in the <br />amount of One Thousand One Hundred Thirty Seven Dollars and no cents ($1,137.00) per lot <br />have been paid. Therefore, there is no required payment for the sewer and water trunk fees for <br />the Plat. <br /> <br />Stormwater Management Fee: A' stormwater management fee must be paid for all new lots <br />being created. The rate in effect at the time of finai plat approval must be paid prior to the City's <br />release of the final plat for recording.
