today, if 145th went in there it would blow apart the plans. He indicated that they are looking at <br />the 24-foot lane on the Deal property. <br /> <br />Commissioner Van Scoy noted it is an alley. He asked who would be paying for this. <br /> <br />Jim Deal, applicant, commented that first of all he never was in favor of stucco, so that is an easy <br />change. He indicated that as far as cost, they will work it out, and if they can accommodate the <br />property to the north they will work with Staff to come up with an acceptable solution. <br /> <br />Commissioner Johnson asked if they put a road through the top area, that would provide access <br />to the north, would it have an area punched to the north. <br /> <br />The City Engineer stated they would want one access point to the north. He advised that <br />Sunwood Drive is multiple lanes in each direction; East Town Center Drive is one lane in each <br />direction, and Ramsey Parkway is one lane in one direction. He indicated that is why they <br />wanted a street to provide east/west connectivity rather than having to get on Sunwood to go <br />eastbound. <br /> <br />Mr. Miller stated that the main goal is to provide access to those three lots to the streets <br />surrounding it, as opposed to Sapphire, which goes through it. <br /> <br />Commissioner Johnson noted that 145th is not a very appealing access the way it is proposed. <br /> <br />Commissioner Van Scoy noted he is confused as to which streets are there, and which are just <br />proposed. <br /> <br />The City Engineer indicated that everything within the block is proposed. <br /> <br />Community Development Director Trudgeon called the Commissioner's attention to page 49, <br />where it shows the areas dedicated for right-of-way, although not are already built. He stated the <br />only street that is platted, but not constructed, is East Town Center Drive. <br /> <br />Commissioner Johnson indicated that if that becomes a major road, it hinders the parking lot, and <br />also is asking this developer to burden his property with this road. <br /> <br />Community Development Director Trudgeon indicated that they feel the traffic movement <br />coming from the east would be minimal. He stated that coming from the west there are more <br />options. He indicated the idea is to provide relief access, and emergency vehicles, but not serve <br />as an entrance into a residential area. <br /> <br />Chairperson Nixt stated he can see that snow storage could be a problem. <br /> <br />Commissioner Johnson indicated if they got real flexible with 145th so it was not a straight line, <br />he questioned if that would make everyone more comfortable.
