Mr. Wadell stated that for property that fronts along the River Bridge Corridor there would be <br />access offLlama Street. He indicated all traffic will be funneled to Llama Street, then to Bunker <br />Lake Boulevard and to the future river crossing. <br /> <br />Chairperson Nixt asked ifa 60-foot right-of-way is going to be big enough. <br /> <br />Community Development Director Trudgeon indicated they will probably need 80 to 100 feet. <br /> <br />Mr. Wadell indicated they would work with Staffto make it the necessary width. <br /> <br />Chairperson Nixt asked if they have provided for more than one outlet. <br /> <br />Community Development Director Trudgeon stated there would be one to the north. He <br />indicated they will have problems crossing the corridor. <br /> <br />Commissioner Johnson noted they will be pulling the highway over Highway 10, so theoretically <br />there could be a crossing under the highway. <br /> <br />Chairperson Nixt asked if they will be looking for Llama Street to be a wider right-of-way. <br /> <br />Commissioner Johnson added with the understanding that they would look to punch out an <br />access to the east under 116. <br /> <br />Chairperson Nixt stated that would address his concerns. He indicated they do have a <br />requirement to have sidewalks on al least one side of every public street. He stated one thing that <br />seems missing is the location of the 8-foot path that almost purposely avoids the wetland. He <br />indicated that it seems that area begs to have a path along it. <br /> <br />Community Development Director Trudgeon stated Staff has talked to the developer about that, <br />and it will be corrected. <br /> <br />Chairperson Nixt stated that depending on what happens with the public park, the trail could go <br />right to the park. <br /> <br />Community Development Director Tmdgeon indicated that is in the Staff Review Letter. <br /> <br />Commissioner Van Scoy noted that if the park is retained in the current position there should be <br />a path up to 148t~ also. <br /> <br />Community Development Director Trudgeon indicated Staff would expect to see some kind of <br />connection to 148th. <br /> <br />Commissioner Johnson noted that even if the park is moved to the east, the same thought would <br />apply. <br /> <br />Planning Commission/October 6, 2005 <br /> Page 24 of 29 <br /> <br /> <br />
