She indicated the two lots are located on the southeast
comer of Sunfish Lake Court and Sunfish Lake Boulevard and are legally described as Lot 4
Block 1 Oak Ridge Industrial Park, and Lot 3, Block 1 Ramsey 67 Industrial Park 1st Addition.

Associate Planner Dalnes advised that the newly created lot exceeds the minimum one-acre lot
size and 200 feet minimum with requirement. She stated the lot will be 3.39 acres in size. She
added the standard 10-foot utility and drainage easements will be provided around the perimeter
of the site. He stated that the existing easements on the common property line between the two
lots will be vacated as part of the replat.

Associate Planner Dalnes indicated this is a large site, and they are not requiring trees all around
the lot because the developer will not be grading the entire site. She stated that all of the grading,
drainage, utility, landscaping, and tree preservation plans will be reviewed as part of the site plan
review process.

Associate Planner Dalnes indicated that Mr. Minks is proposing to construct a 20,048 square foot
facility by combining two lots through a minor plat to create one, buildable lot. She stated that
the proposed structure will be a multi-tenant building with five bays for office/warehousing uses.
She noted the offices of Minks Custom Homes will occupy one bay.

Planning Commission/October 6, 2005
