Ben Minks, applicant, stated maybe they could put one row of parking on the east side, and put <br />the employee parking on the west. <br /> <br />Chairperson Nixt stated that it makes sense to try to move the parking. He indicated that without <br />access off Sunfish Lake Blvd., they have to find a way to get more access off Sunfish Lake Court <br />coming into property. <br /> <br />Commissioner Brauer stated his feeling is that he would hate to see the applicant land-lock <br />himself so he could not develop the other piece or sell it to someone else. <br /> <br />Associate Planner Dalnes stated that the area the Commission is proposing for parking is also the <br />loading area. <br /> <br />Mr. Minks confirmed that the Planning Commission is suggesting that this could be split into <br />two lots. <br /> <br />Commissioner Johnson stated in some way, yes. <br /> <br />Community Development Director Trudgeon clarified that if they could allow for a big enough <br />corridor to the east so they could get direct access to the south they could allow a second building <br />on the south portion of the lot. He added they could put the employee parking to the south also, <br />since employees would understand the movements of the loading dock more than visitors. <br /> <br />Chairperson Nixt stated it would make sense to lay that out and see if you could put a median to <br />control traffic flow. <br /> <br />Chairperson Nixt asked what access the applicant would like the Planning Commission to take. <br />He indicated if they approve the site plan it would limit what the applicant is able to do in the <br />future. <br /> <br />Mr. Minks stated it sounds like he has more work to do. <br /> <br />Community Development Director Trudgeon suggested that they table both of these cases and <br />come back in November. He indicated that maybe nothing can be worked out, but at least they <br />can explore those options. <br /> <br />Mr. Minks agreed to tabling both cases. <br /> <br />Chairperson Nixt noted for the record that Cases 3 and 4, Sketch Plan Review and Site Plan <br />Review of Minks Custom Homes would be tabled until the November, 2005 Planning <br />Commission meeting. <br /> <br />Case #5: <br /> <br />Request for Preliminary Plat Approval for Ramsey Town Center 11th <br />Addition; Case of Sharp & Associates <br /> <br />Planning Commission/October 6, 2005 <br /> Page 7 of 29 <br /> <br /> <br />
