The preliminary plat has been changed from the sketch <br />plan in the following ways: <br /> <br />1. Sapp~reStreet'N.W- has been moved West and also shortened. <br /> <br />2. 173rd Circle N.W. has been moved from the East side of Sapphire Street <br /> N.W. to the West side. <br /> <br />3. 171st Avenue N.W. has been moved approximately 300 feet North. <br /> <br />4. The sketch plan showed 22 lots and the prelimina[¥ has only 21. <br />In reviewing the preliminary plat and accompanying data, we offer the following <br />comments: <br /> <br />1. Profiles of the following proposed drainage ditches have not been shown as <br /> required under City Ordinance No. 170.037C-C. : <br /> <br /> A. Drainage ditch between Lots 7 & 8, Block 3. <br /> B. Drainage ditch between Lots 4 & 5, Block 3. <br /> C. Drainage dtich between Lots 4 & 5, Block 2. <br /> <br />2. Drainage easements should be provided at the ends of the drainage easements <br /> to provide for adequate ponding of the runoff. <br /> <br /> 3. There are no park areas shown on the plat as required under City Ordinance <br /> No. 170.037C-e. Therefore, a cash payment will be required in lieu of park <br /> dedication. <br /> <br /> 4. In accordance with Article t70.038E7 all lots adjacent to County Road No. 63 <br /> and Variolite Street N.W. shall not be pemitted direct vehicular access. <br /> However, in the case of Lots I and 2 of Block I the county has agreed to direct <br /> c~l · municipal · planning · envirc~me~ol · bnd surveCng · geCechn~$ · w~te treatment <br /> <br /> <br />
