These lots will require a variance, if they are approved. <br /> <br />5. In review of the soil borings'the water table appears to be at approximately <br /> elevation 885 along Sapphire Street and 890 on the north side of ~ounty Road <br /> No. 63. Based on the Anoka County soil survey, Soils mainly consist of <br /> Zimmerman fine sand and Nymore loamy coarse sand with severe slopes. However, <br /> in review of the topography it appears that the slopes are generally less than <br /> 12 per cent and are suitable for on-site sewage disposal systems. <br /> Lots 5 and 8 of Block 3 and Lot 1 of Block I do not contain'25% Class I land'. <br /> as required by Article 170.041 (4). However, the developer is proposing to <br /> fill Lot 5 of Block 3 and Lot 8, Block 3 and Lot 1, Block I have adequate Class <br /> I soils for the construction and reconstruction of an on-site disposal system. <br /> Therefore, we would recommend a variance be granted for these lots. <br /> <br />6. In review of the street grades we find that they are in accordance to city <br /> standards. <br /> <br /> 7.
