Minnesota 55044 (612) 469-3881 <br /> <br />January 21, 1981 <br /> <br />Honorable Mayor and City Council <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Anoka, Minnesota 55303 <br /> <br />Re: Ramsey Ridge <br /> Revised Preliminary Plat <br /> <br />Council Members: <br /> <br />Since our letter of November 25, 1980, on the above referenced plat, the developer <br />has revised the plat in response to our letter and as requested by the planning <br />commission. <br /> <br /> In review of the revised preliminary plat and accompanying drawings we offer the <br /> following comments: <br /> <br />1. Lot 1 of Block 2 has been revised to include additional Class I soils. As <br /> previously stated, we would recommend a variance be granted from Article <br /> 170.041 which requires each lot to contain 25% Class I soils for this lot <br /> and also for Lot 8, Block 3. Both lots contain adequate Class I soils for <br /> the construction and reconstruction of an on-site wastewater disposal <br /> system. <br /> <br /> Sapphire Street has been revised to match 171st Avenue N.W. at Variolite <br /> Street as requested by the planning commission. In as much as this change <br /> will eliminate an additional intersection at Variolite, it does not provide <br /> suitable access to the property south of the plat. <br /> <br />3. 173rd Avenue N.W. between Lots 3 and 4 of Block 3 has been added to provide <br /> access to the property to the west. <br /> <br />4. The developer has included drainage easements as requested. <br /> <br />5. As previously stated Lots I and 2 will require a variance for direct <br /> vehicular access onto County Road No. 63. <br /> <br /> 6. In review of the revised street plans, we find they are in accordance to <br /> city standards. However, to date the developer has not provided specifications. <br /> <br />7. In review of th'e proposed drainage ditches, we would recommend that the <br /> maximum side slope on ditches be changed from 3:1 to 4:1..Also the proposed <br /> ditch grades should be decreased or erosion control measures will be required. <br /> <br />civil · municipal · planning · environmental · land surveying · geote~hnic$ · wcmte treatment <br /> <br /> <br />
