Within the AgP-1 district, farm-relat~l service establishments are permitted by conditional <br />use permit. The intention is to keep large food processing operations, storage elevators, <br />and the like, in existing towns or their outskirts, and to exclude these uses from productive <br />agricultural land. Churches, parks, public buildings and utility structures are permitted by <br />conditional use permit. The conditions that must be met before a conditional use permit <br />will be issued include a finding of compatibility with agriculture, proper road access, site <br />fencing and screening, and lot size. <br /> <br />Section 5 establishes an agricultural preservation-urban expansion district, abbreviated as <br />AgP-2, This district is intended for use in areas planned for short-term agriculture, Its <br />purpose is to preserve and protect the current agricultural use of the land until it is ready <br />for orderly conversion to urban uses, particularly as residential subdivisions served by <br />central sewers. <br /> <br />All farm uses and farm-related structures, except feedlots and poultry operations, are <br />permitted in this district. Feedlots and poultry operations are excluded because of their <br />potential ]ncompatibility w[th future urban uses. Any ex]stlng feedlot or poultry operation <br />would be treated as a non-conforming use under the provisions of the ex[st[ng zoning code. <br /> <br />The conditional uses described above for the AgP-1 district are also conditional uses in <br />this district, In addition, single-family dwelling subdivisions are permitted by conditional <br />use permit in the AgP-2 district. The issuance of the permit is conditioned on finding <br />that: (1} a central sewer and water system is provided to the subdivision, (2) the sewer <br />and water systems meet county and state health department regulations and are extended <br />in accordance with a comprehensive sewer plan adopted by the local governmental unit <br />and approved by the Metropolitan Waste Control Commission, <br /> <br /> <br />
