RANDALL AND DEHN <br /> <br />February 20, 1981 <br /> <br />To: <br /> <br />Re: <br /> <br />City of Ramsey <br /> <br /> Pondvale Estates <br /> <br />This is to certify that I have examined the title to: <br /> (See attached.) <br />by an examination of the abstract of title containing 153 entries and <br />last certified by abstracters to November 3, 1980, at 7:00 o'clock A. <br />M., together with an examination of the tax and judgment certificates <br />thereto attached, and by an examination of the tract index of St. Paul <br />Title Insurance Corporation, the judgment records of the Anoka County <br />District and County Court and the tax records of the Anoka County <br />Auditor's office on the 19th day of February, 1981. From such examination <br />I am of the opinion that the fee simple title to said premises is in <br />Harold A. Christensen. <br /> Such title is, however, subject to the following exceptions, limitations, <br /> and encumbrances: <br /> 1. Subject to the reservation to The Federal Land Bank of St. Paul, <br /> a corporation, of 50% of all right and title in and to any and all oil, <br /> gas and other minerals in or under the foregoing described land with <br /> such easement for ingress, egress and use of surface as may be necessary <br /> or incidental to use of such rights. <br /> 2. This examiner is aware that there is an apparent unrecorded <br /> contract for deed conveying the subject property from the above named <br /> individual to a partnership by the name of Leisure Wood Ponds Develop- <br /> ment Company, a partnership under the laws of the State of Minnesota. The <br /> interest of said partnership should be indicated on the dedication page <br /> of the proposed plat. <br /> 3. At entry No. 139 of the abstract a quit claim deed is shown dated <br /> September 21, 1973, and filed for record October 9, 1973, as Document No. <br /> 398705. Said deed purports to convey all of the S½ of the SE¼ of Section <br /> 23, Township 32, Range 25, with a small exception,to William W. Aydt and <br /> Shirley A. Aydt, husband and wife. This deed places a cloud on the title <br /> of the subject property and, therefore, in order for title to be good and <br /> marketable a quit claim deed should be obtained from the above described <br /> Aydts to Harold A.
