To: City of Ramsey <br /> <br />- 2 - <br /> <br />February 20, 1981 <br /> <br /> 4. By examination of the tract index as above described your examiner <br />has determined that a portion of the subject property which will be known <br />as Lots 7, 8 and 9, Block 1, Pondvale Estates, is subject to a mortgage <br />running from Benjamin J. Deemer dba B. J. House Doctor and Ellnor K. Deemer, <br />his wife, to First National Bank in Anoka, a corporation under the laws of <br />the United States of America, dated November 25, 1980, and filed November <br />25, 1980, as Document No. 561077. Because of this mortgage it will be <br />necessary that the mortgagee above described appear as a dedJcater on the <br />dedication sheet of the recorded plat. <br /> 5. With reference to the same property as described in paragraph No. <br />4 above, title to that property is in the names of B. J. Deemer and Marvin <br />C. Kytonen. This title Js by virtue of a warranty deed dated November 14, <br />1980, and recorded November 14, 1980, as Anoka County Recorder's Document <br />No. 560408. It will be necessary for B. J. Deemer and Marvin C. Kytonen <br />to be shown as owners of a portion of the proposed plat and shown as <br />dedicaters on the dedication sheet. <br /> 6. Subject to real estate taxes payable in the year 1980 in the amount <br /> of $206.30, plus penalty and interest. These delinquent taxes have been <br /> verified as of the date of this opinion. The amount of real estate taxes <br /> payable in 1981 is not yet available. <br /> 7. Subject to governmental regulations, if any, affecting the use <br /> and occupancy of the premises and any buildings thereon. <br /> 8. Subject to the lien of unpaid special assessments, if any, not <br /> presently payable but to be paid as a part of annual taxes hereafter to <br /> become due. <br /> 9- Subject to the rights or claims of any person or persons in pos- <br /> session thereof. <br /> 10. Subject to the rights of any person or persons having furnished <br /> labor or material upon said premises within the past ninety (90) days to <br /> claim a lien upon said premises. <br /> 11.
