Box 22 <br />Virginia, ~ 55792 <br /> <br />P~: Your letter of December 15th <br /> <br />We purchased approximately 192 acres of land in Ramsey, known as the "L~ndsey <br />Fanu" fr~ the Lindseys around October 22, 1975. At the tim~, there was no <br />ccr~rehensive zoning plan in' Ramsey and the river site could have been platted <br />as hc~esites. There was no sewer and water available and so each site would <br />have been c~e acre, or larger. <br />Our original intent was to do this at once and so we prepared a preliminary <br />plat of one acre sites on part of the land. We didn't know of the projections <br />at that ~ for additional highway work on the area, for the possible bridge <br />across the Rum River and for the plan to designate a large portion of the area <br />for oc~mercial and high density use. At that ~, Ramsey was still a village <br />but was ~lready planning to incerporate as a city. <br />~ local officials asked us to defer our plans if we possibly oould as this <br />site was the largest piece of land uDa~r one owner in the area and very <br />essential to th~ c~letion of their projections. Fortunately, we had the <br />capacity to hold off and keab ownership of the land intact and felt that the <br />increased value of the land under the ne~ zoning weuld c~'~nsate us for the <br />dalay; and so we have centinued to hold it until now. <br />About a year and a half ago, city official~ came to us and proposed that we <br />dedicate s~ of our land to th~ for a site for a multi-purpose recreational <br />facility being planned for the area. In a~tion, sc~e other land could be <br />dedicated for park area, other for th~ approach to the new bridge and a small <br />amount for'.werk in Highway 47. ~hey convinced us that such a dedication would <br />ke good for us in that the value of our remaining land would increase to cover <br />the loss of the val~e of the land being d~dicated, and so this was done. <br /> Even witt~ut the facility, cc~ercial development on sc~n~ of the land would be <br /> considered. ~ is the largest piece of land near the population centers of <br /> Anoka Oounty and is ~lready zoned and served by good highways. <br /> <br /> <br />
