The facility will enhance the cc~narcial value of the area and so one might
now consider a larger regional center instead of a smaller one. No question
that the facility will attract cc~r~rcial enterprises simply because it will
attract so many people. R~e north end of the land would still be residential.
It is tmo far off the highway and there is a natural barrier between it and
th~ land to the south. The facility will enhance the sale of residences as well.
People now wish to be near centers of attraction so as to cut down on use of
energy to travel and we foresee a high demand for residential accommodations
n~ar it. .'
If th~ bridge is built south of the facility as well, this will further increase
the value and use Of th~ remaining land. It will add thousands of people to
the av~ilmble market because of their ability to c~ne to it without going through
Rhere is no doubt at all in our minds that we would nOW have a/l area equal in
potential to any of the shopping center areaS in the Twin cities.
I hope these observations w~ll be of scum assistance to you.

Very truly yourS,
--'"' . b' I.-" 'L-" .'Y

Arthur K. Raudio
President
