A full and complete list of parcels of the Land that the Developer anticipates will need to <br />be acquired by the City along with their proposed price that will be paid to the City to <br />reimburse the City for costs associated with the acquisition of the parcel. <br /> <br />Section 3: Redevelopment & Master Plan <br />Developers shall provide the following information to best describe their proposed plan for the <br />Project: <br /> <br /> 1. Discuss a~d explain the developer's understanding of the Project and a wr/tten description <br /> of their proposed plan. <br /> <br /> 2. Brief history of the experience of the Development Team and a description of other <br /> relevant projects underway or completed, including scope of projects, costs and <br /> references. Again, if an architect, contractor and/or other consultants have not been <br /> definitively selected, please provide information for those under consideration. <br /> <br /> 3. A description of the proposed ownership and'management/marketing structar~ for the <br /> Project. Include information on any significant redevelopment projects completed in the <br /> past ten (l 0) years involving such ownership and management/marketing. <br /> <br /> 4. Provide a scaled Site Plan indicating overall pedestrian~nd vehicular circulation, <br /> building shapes and sizes, proposed parking, landscaping, lighting, entry-monument <br /> signage, storm water ponding, and any other proposed improvement that helps the City <br /> clearly understand all the proposed improvements within the Project. <br /> <br /> 5. Provide sketches of sufficient clarity that show the general architectural character of the <br /> buildings and the level of interest and detail that the City can expect from the Developer. <br /> <br /> 6. Provide a Site Summary Table that indicates the total acreage of the Project, total <br /> building area (GSF) for each building, total parking provided, total greenspace as a <br /> percentage of the total Project acreage. <br /> <br /> 7. Respondent references including name. address, email address, phone number of a <br /> minimum of two each from cities in which the Developer has recently completed a <br /> similar sized project, financial institutions, and large tenant users. <br /> <br />Section 4: Cost and Preliminary Plan of Finance (note: All information in this section will <br />be considered CONFIDENTIAL as def'med under 7.1 of this document.) <br /> <br />Developers shall provide the following financial information that fully describes their Proposal <br />for the Project: <br /> <br />1. Provide a Preliminary Uses and Sources financial breakdown of the proposed plan <br /> including land, street and utility infrastructure, city fee's, and other site improvements <br /> that make up the entire proposed plan. <br />2.
