Anoka, Minnesota 55303 Re: Marx Addition Sketch Plan Dear Mr. Peterson: We have revised the above referenced sketch plan and offer the following comments: 1. The proposed plat consists of 2 commercial lots (UMB) which lie in the urban service area of the city. 2. The sketch plan did not show the zoning classification of each tract of land abutting the property as required by Article 170.035B of the City Code. 3. The sketch plan did not indicate the proposed land use for Lot 2, Block 1. If this lot is intended to be subdivided further a proposed layout should be pro- vided. The sketch plan did not show any park dedication. Therefore, it will be sub- ject to cash payment in lieu of park dedication. 5. In review of the Anoka County Soil Survey, the soils w].~in the plat consist of Nymore and Hubbard sands which are Class I soils suitable for on-site wastewater disposal systems. 6. In review of drainage the plat lies partially in Drainage District Forty Three and partially in the South Rum River Drainage District. The Sketch plan did not show any existing contours, therefore we are unable to comment on drainage at this time. 7. In review of access to the plat, we would recommend that access to Lot 1, Block 1 be combined with the driveway access to the dental clinic or a street be installed on the south side of the plat which would provide access to both the City Hall. and Lot 1, Block 1.
