Lokevllle, Minnesota ,5.5044 (612) 469-3881 <br /> <br />April 9, 1981 <br /> <br />Honorable Mayor and City Council <br />City of Ramsey <br />15153 Nowthen Boulevard <br />Anoka, Minnesota 55303 <br /> <br />Re: Flintwood Hills 2nd Addition <br /> Final Plat <br /> <br /> Dear Council Members: <br />IWe have reviewed the above referenced final plat and the accompanying construction <br />plans and specifications. <br /> The final plat is basically the same as the preliminary plat which was approved <br /> on March 12, 1979 with variances being granted on March 26, 1979 for the following <br /> items: <br /> ~l Lot 1, Block I be allowed direct access to Industry Ave. <br /> Lot 6, Block 6 be allowed to be deficient in depth. <br /> 3) Conditions in Articles 170.04 and 170.03H did not have to be <br /> met until issuance of building permits. <br /> In review of the final plat, construction plans and specifications we offer the <br /> following comments: <br /> <br /> 1) The low land and water area were not indicated on the final plat as <br /> required by Article 170.0310 0.i. of the City Code. <br /> 2)The adjoining subdivision was not shown on the final plat as required <br /> by Article 170.0310 D.k. <br /> A street address map was not submitted as per City Code Article 170.310.D.m. <br /> Drainage easements over Outlots A, B and C should be provided with the <br /> plat. <br /> 5) Outlot D should be deeded to the adjacent property as stated in Article <br /> 170.038E of the City Code. <br /> 6) In review of the specifications we would recommend that turf restoration <br /> be revised to include all disturbed areas within the plat and county <br /> and state right of ways. Also we would recommend that Article 12:00 0. <br /> Notification to Engineer be revised to state prior to paving rather than <br /> completion of paving. <br /> 7) In review of the plans we find they are in conformance to city standards; <br /> however, construction of Zunt Street adjacent to the city shop and Cobalt <br /> Street south of 141st Avenue are not shown.
