Given the above — mentioned turn lanes, possible frontage <br />roads, and signals, great gains in safety could be achieved. <br />4) Commercial development builds tax base. I direct your attention to the <br />beautiful shopping area on Highway #65 at Soderville. Well planned, <br />nicely laid out, and prospering, it has no sewer or water, but is a <br />tremendous asset for Ham Lake. It uses existing traffic patterns, and .. <br />has not created new ones, just as the locus of Highway #47 and 167th does. <br /> i <br />Whether or not further development occurs at this intersection, more than 4,000 <br />cars pass per day. Why send those people to Coon Rapids, Brockdale, or Anoka <br />when they could be using this site? <br />I believe this traffic would be sufficient to support much more business were <br />greater variety available. There might be no more visits to_the site than now <br />experienced, but Ramsey and adjacent residents could make fewer trips out of the <br />city: <br />I regret not being able to attend this hearing and look forward to discussing this <br />concept with you in early May. <br />
