ROUGH PROPOSED <br />DEVELOP~IENT AGRk~NT <br /> <br /> THIS AGREEMENT made and entered into this day of <br />~ay, 1981, by and between the City of Ramsey, hereinafter ~alled the <br />City and ~ & J Sales and Engineering, Inc., hereinafter called the <br />Developer. <br /> WHEREAS, the developer has requrested the City for approval <br /> of their site and design plan for the purpose of utilizing the existing <br /> facility as a retail sales (clothing and hardware) and msnufacturing <br /> (.computer and electrical component parts) which is located at 14165 <br /> R~msey Blvd. or real estate described as follows: <br /> All that part of the West 31 rods of the Southwest <br /> Quarter of Southwest Quarter of Section 27, Township <br /> 32, Range 25, Anoka County, Ninnesota, described as <br /> follows: <br /> Commencing at a point on the West line thereof, distant <br /> 335.51 feet south from the Northwest corner thereof <br /> as measured along said West line; thence South along <br /> said West line a distance of 335.51 feet, more or <br /> less, to its intersection with the Northerly right-of- <br /> way line of Northern Pacific Railway; thence South- <br /> easterly along said Northerly right-of-way line to its <br /> intersection with the East line of said West 31 rods; <br /> thence North along said East line thereof a distance <br /> of 448.92 feet, more or less, to a point on said <br /> East line thereof distant 448.92 feet South from the <br /> Northeast corner of said West 31 rods as measured <br /> along said East line thereof; thence Northwesterly <br /> in a straight line to the point of beginning. Sub- <br /> ject to an easement for to.ad purposes over the West <br /> 33 feet thereof. <br /> Subject to easemenets, restrictions and reservations <br /> of record, if any. <br /> WHEREAS, said property is owned by the Developer; and <br /> WHEREAS, the property is presently zoned for the develop- <br /> ment of the type proposed by the Developer, that being Industrial <br /> District I-l; and <br /> S the development, as proposed by the Developer is <br /> ~WH~ .R~A~., .... ~are ~ and manufacturing (computer and <br /> retail sales ~clo~nzng anu ~, ~ <br /> electrical component parts). <br /> <br /> <br />
